Dormer Roof Extension in Oldham

An impressively large dormer extension turned this bungalow into a two storey house by adding an opulent and spacious master bedroom, modern en suite wet room and convenient dressing room.

Growing Family

The late 1960's bungalow has for many years made an ideal home as it sits comfortably in a large plot, surrounded by an extensive grass lawn, patio and flowerbeds.

Previously, additional living space was added by extending to the rear and sides including a conservatory.

The current family requirements were to increase space and add something special by way of a master bedroom en suite.

From a previous clients recommendation we were called and asked if we would discuss ideas around a potential loft conversion. We helped to identify the opportunities within the roof space, it was sufficiently high, had a large volume and a garden facing side so offered many opportunities. However a dormer along the rear would significantly increase space and room size.

Design Ideas

Design ideas focussed around creating the large master bedroom with a full en-suite in wet room style and a separate dressing room. This was the bedroom design the owners had dreamed of.

We provided a competitive fixed price quote that tailored the design to their budget and design preferences. As the dormer fell within Permitted Development Rights no Planning Permission was required, just Building Control approval for the appropriateness of plans and the actual build quality.

Design Plans

Our dormer design plans demonstrated how and where we could sympathetically position the stairwell to minimise intrusion on the ground floor, and add the double bedroom, the fully equipped en suite and the dressing room.

Adding considerable depth at head height, the bungalow dormer is set with two rows of tiles from the eaves and has a pitched roof for easy maintenance and because the angle required for drainage would have jarred against the flat roof of existing extension.

The client opted to clad the dormer sides and cheeks in modern, wood finish UPVC boarding chosen for its low maintenance properties, lower cost and finish compatible with the existing conservatory.

Windows and Lighting

Installed along the long dormer extension are three window systems. The master bedroom has a 3-Panel double glazed dormer window with 2 openers. This system maximises natural light into the bedroom. The dressing room single double glazed opening window, as does the en suite, which has an additional gable end window.

The stairwell is naturally lit via a small roof window (seen above the dormer) and a gable end window.

Modern, recessed down lights are installed in all new rooms. In the bedroom these are arranged in dimmable banks. The stairwell has a single pendant light installed.

En Suite Wet Room

The loft floor area allowed us to design in a luxurious, wet room accessible from both the bedroom and the stairwell. This spacious, fully equipped bathroom has a contemporary, curved walk in shower and full sized bath. Walls and floor are tiled with travertine tiles to match the brown and cream colour scheme and rise to waist height.

A semi-pedestal toilet and wash basin suite allow the floor to remain clear and easy to clean, and the overall visual effect is to increase the sense of space.

Dressing Room

A separate dressing room is an indulgent yet practical room. It is where more clothes can be organised and stored and where calm preparation can be made for the day or evening ahead.

The room has fitted cupboards that match the bedroom furniture. Natural light is from an outside window and recessed ceiling down lighters provide additional controlled light if required.

Central Heating

The loft has been connected into the existing central heating system and fully evaluated for performance. A radiator is installed under the three-pane window in the bedroom and one is installed in the dressing room. Within the en suite a traditional column style chrome and enamel finish towel radiator is installed. To ensure the loft is warm and cosy on the coldest of nights it is insulated to the latest environmental standards designed for energy saving.
