Dormer Roof Extensions in Whitefield, North Manchester

This extensive double dormer loft conversion in a North Manchester home was part of a larger project. In the roof we created two spacious bedrooms and a Jack and Jill shower room.

Dormer Loft Conversions

Two large, unique loft rooms significantly increased the living space in the house. Although perfect as bedrooms the rooms function just as well as a children's playroom and an office.

For convenience and for future use in association with the bedrooms we installed a Jack and Jill shower room between them.

Roof Extension

As a part of a house modernisation, a double rear extension necessitated a new roof that would span the greater depth. This presented the ideal opportunity to create additional rooms and improve the aesthetics of the roof with dormer windows.

With the client we discussed design options and drew up architectural plans that combined both the extension and the loft rooms.

The new timber frame has the ridge line repositioned further to the rear and raised, and this provided more volume and height within the loft.

Dormer Bedroom Design

The dormer windows look fabulous from inside and out as well as adding character they provide clear views over the garden and locale.

In the street facing roof we installed large Velux skylights in each room for ample natural light deep into the room and controllable ventilation. Recessed dimmable downlights keep the ceiling clear and help maintain an uncluttered, airy feel to each room.

Knee wall storage closets are each fitted with a solid wooden door to match the other doors in the house and natural hardwood floor. Beneath the solid oak flooring is a noise insulation pad to absorb sound, particularly useful when the bedrooms below are in use. The floor is durable, easy to maintain and keep clean and suitable for office use too.

The hardwood fire doors have been specially manufactured to identically match the original existing doors and these replaced relevant doors throughout the house.

The bedrooms are centrally heated from a gas combi-boiler. Ample radiator capacity delivers heat gently to the bedrooms and a heated towel rail serves the bathroom.

Children's Playroom

A playroom is perfect for as an exciting children's room, though it can function just as well as a bedroom. Here the children have a dedicated room to enjoy and play noisily in and keep all their toys, games and equipment. Later the room can become a TV or entertainment room with the latest in digital technology but for now the light and airy room just helps to contain childhood excesses.

Loft Office

The loft office is almost identical to the play room; the floorless finish on the walls reflects light from the dormer window and Velux skylight. There is ample wall space for further office equipment and we installed power sockets, recessed downlights and heating for the room to be comfortable to use either as an office study or bedroom.

Jack and Jill Shower Room

At the top of the landing we installed a small, convenient bathroom that lets the children play noisily on the top floor for hours without intruding on lower levels.

The bathroom uses space-saving fittings such as a semi-pedestal sink and corner WC. A clear walled shower helps the small room feel spacious and high quality fittings used throughout maintain a luxurious feel.

The bathroom is tiled floor to ceiling in brown cream coloured tiles and a water pressure system maintains a high pressure throughout the house at all times, a perfect solution for homes with multiple bathrooms and en-suites.

A Velux window provides light and ventilation, and in the ceiling down lights are installed.

Loft Stairs

Centrally positioned loft stairs rise from the first floor landing to the loft landing. A Velux installed in the roof lights the stairwell during the day. A pendulum light has controls above and below the stairs.

Planning
