Double House Extensions in Whitefield, North Manchester

Enormously enhancing double and single extensions to this North Manchester home, added seven fabulous rooms, improved the interior layout and the exterior appeal in one fell swoop.

Our significant remodelling added a double rear extension, multiple single extensions and a loft conversion making the house much larger and better suited for family life.

The building section (on the right) originally housed only the front door and garage. We built this up and back, creating a second storey and deeper rooms. A single ground floor extension enlarged the dining room and upstairs a fabulous master bedroom was created that has a convenient dressing room and en suite.

Master en suite

The sumptuous master bedroom is the piece de resistance, the most luxurious room in the house. A large, beautifully furnished room, it boasts ample space, a fully equipped en suite and a light and airy dressing room, perfect for relaxed starts and ends to the day.

Elegantly designed, white fitted wardrobes flow into the room following the line of solid oak flooring. A large, shuttered window allows in ample natural light to illuminate the interior.

Recessed ceiling down lights and floorless, plastered walls and ceiling provide a smooth uninterrupted finish to play light around the walls and create a light and airy room.

The bespoke oak en-suite and dressing room doors sit perfectly in the wall and match the solid oak flooring in the bedroom and the fire doors through the rest of the house.

The en suite itself has multiple features that make the room especially delightful to use. Contemporary Italian mosaic tiles are used to line the floor and walls in a creamy brown. High end chrome fixtures, fittings and towel radiator impressively combine form and function and are a finishing touch that reflects the natural light from the window.

A deep, luxurious bath and shower unit will always perform beautifully thanks to the constant water performance system (Megaflo) that maintains a constant high pressure throughout the house whatever the demand for hot water. Powerful showers maintain their temperature and baths fill rapidly and everybody can feel comfortable turning on the taps. The Megaflo system is a purpose designed solution for houses with multiple bathrooms, en-suites and showers as it prevents the loss of pressure usually associated with simultaneous use. The efficient cylinder system is installed in the garage and works off the fuel efficient combi-boiler.

The dressing room, adjacent to the bathroom has a bank of smart, white double wardrobes leading to the full-length dressing mirror. A long dressing table in white opposite with ample storage space for smaller items and toiletries helps keep the main bedroom clear of distractions and clutter.

To match the original rear windows we created to the same style, double glazed wooden windows in white painted frames. The shutters on most of these allow in ample natural light to flood the rooms.

In the bedroom ceilings we installed contemporary, recessed, low voltage down lights to provide controllable overhead lighting and keep ceilings clear.

Fitted kitchen

Onto the original kitchen we extended backwards into the garden increasing the size significantly, making space for a beautifully equipped contemporary Howdens kitchen.

The kitchen was chosen from the leading supplier based on the high quality units and finish, versatile modern styles and wide range of appliances. A beech finish contrasts the slate tile floor, steel range cooker and microwave oven; and a compact breakfast bar matches the worktop.

The extension also contains a convenient utility room fitted with state of the art electrical appliances and ample storage space.

Dining Room

We created a long, elegant dining room that opens off the original entrance hall. For this the double extension added depth, but a single extension gave a further 8ft to the room for increased versatility. Custom made wooden window frames and door create a wonderfully light and airy room and smart shutter blinds and floorless walls and ceiling decorated in white contrast a contemporary solid hardwood floor. Overhead dimmable down lights can create the mood for any occasion whether family dining or social entertaining.

Parallel to the dining room is a single extension (behind the garage) which adds storage room. The overall effect is to add symmetry and balance the appearance of the house, as do the dormer windows.

Replacing the roof made possible two dormer bedrooms with Jack and Jill shower room in the loft.

Loft Extension

The rear double extension further extended the roof which was converted into two spacious dormer bedrooms and a shower room.

The rooms are used as a children's playroom and an office and the small, space saving Jack and Jill bathroom, positioned at the head of the central loft stairs adds to the convenience of the loft.

Project Cost and Time Span

From providing the quote to gaining planning approval required twelve weeks, from the onset of building work to completed redevelopment required a further 18 weeks during which time we structurally altered or added a total of eight rooms. A guide price for the entire refurbishment is £120,000
