House Renovation in Whitefield, North Manchester

We fully modernised this pleasant North Manchester 3 bed detached house into a fabulous 5 bedroom house with larger rooms and luxury features.

During a significant renovation and remodeling project we added a double storey rear extension over the existing garage, three single extensions and raised the roof for new dormer loft rooms. These changes created the space needed for the luxury lifestyle the young family planned for.

Extending the property at the rear allowed us to create on the first floor a sumptuous master bedroom with large, well furnished and beautifully finished en suite with fabulous adjacent dressing room.

On the ground floor a dining room was created and further extended. A parallel single extension was added behind the garage for storage. The kitchen was extended and a utility room created by extending out behind the living room.

Replacing and raising the roof made possible two loft bedrooms with cottage dormers and a Jack and Jill shower room.

Double Extension

First Floor Master en suite

The extension to the second storey provided room for a larger master bedroom with en suite and dressing room. The large bedroom is elegant, spacious and beautifully finished. A large timber frame window in white allows in ample natural daylight. Solid oak hardwood flooring contrasts pleasantly against the white fitted wardrobes, walls and bedroom furniture.

Recessed ceiling down lights, freshly plastered walls and new ceiling contribute to the smooth uninterrupted finish that creates a light and airy room.

The en suite has a several features that turn the room into one to be adored. The luxurious, deep bath and shower unit are decorated with contemporary Italian mosaic tiles that also line floor and walls. The high end chrome fixtures, fittings and large towel radiator combine form and function beautifully and provide the finishing touches.

For constant high pressure water performance, a Megaflo system maintains a constant 3 bars of pressure throughout the house. This provides powerful showers and fast-filling baths at any time. The system, a perfect solution for homes with multiple bathrooms, en-suites and showers because it prevents loss of pressure associated with simultaneous users. Installed in the garage, the efficient cylinder system works off a fuel efficient combi-boiler.

Dressing Room

Entering the Master dressing room, to the left is a smart bank of double, white fitted wardrobes that leads the eye to a full length mirror designed for dressing. Supplementing ample hanging space and shelving, is a long dressing table also in white, perfect for small items and toiletries.

A broad set of double glazed wooden windows, identical to those in the bedroom, were created to match the original. These allow natural light to flood into the dressing room which reflects off the white surfaces and is ideal when dressing and preparing to go out.

Recessed, low voltage down lights provide additional overhead light. The floor covering is a continuation of the solid oak laid in the bedroom.

Family Bathroom

The family bathroom is styled in a fashion similar to the en suite. Modern conveniences include large sunken bath and matching suite. Clear shower with luxury controls to match the chrome fixtures and fittings used elsewhere in the room. Contemporary Italian mosaic tiles are used to line the walls, floor and shower cubicle. A large towel radiator both heats the room and dries towels.

High pressure hot and cold water is guaranteed as a performance system maintains a constant pressure throughout the house so powerful showers and fast-filling baths can be reliably enjoyed at any time by all.

Both the Master en-suite and this bathroom have similar tiling and use a high pressure water system. The tiles were imported from Italy, and precision fitted with care to the clients design specification. The tiles are a mixture of different sizes which form a mosaic.

Ground Floor

Rear Side Extension

Where the original kitchen was located, behind the living room on the right of the property, we extended back adding significant kitchen space. To the side of this is we added a convenient utility and storage room with state of the art electrical appliances plumbed in and ample storage cupboard space.

Fitted kitchen

The kitchen extension has a contemporary Howdens kitchen installed. Howdens was chosen for the high quality finish, versatile and modern style and the wide range of top electrical appliances. The Beech finish units contrast with the slate effect tile floor, steel range cooker and microwave oven. A breakfast bar with a table top to match the worktop is installed to one side of the kitchen.

Dining Room

Downstairs, the double extension added depth to the house so we could create a ground floor dining room and an additional 8 ft single storey extension that has windows all around the sides. This creates a wonderful light and airy dining room for family meals and entertaining.

Custom made wooden window frames in white, match the smart shutter blinds that help control the amount of light that enters the room. Overhead dimmable down lights can create the right mood of any occasion. The room is decorated in white on floorless walls and ceiling and a solid hardwood floor gives a contemporary hard wearing surface ideal for a family dining area.

Dormer Loft Conversion

The extensive modernisation of the property combined a rear double extension and the raising and redevelopment of the roof for additional loft rooms.

The raising of the roof by two metres and the reframing provided the structure in which to create two large bedrooms - shown as an office and a children's playroom. In addition, between these, at the top of the loft landing, we installed a small Jack and Jill bathroom.

The loft is thoroughly insulated and centrally heated so within the rooms there is ample capacity heat them gently whatever the temperature outside.

Adding a third storey in the loft required many of the doors in the rest of the house to be upgraded to fire doors. The client had hardwood doors specially manufactured to match the existing door style complying with relevant fire safety regulations.

Jack and Jill Shower Room

At the top of the loft landing a convenient Jack and Jill bathroom uses a specially adapted space-saving suite including semi-pedestal sink, corner WC and shower. High quality fixtures and fittings include tiling of floor to ceiling, chrome taps and roll holder, shower controls, towel radiator and polyurethane Velux skylight. The shower has a clear door and benefits from the pressurised water system.

Children's Playroom

A children's playroom in the loft, provides children with their own room to enjoy and keep all their toys, games and gadgets. The dedicated and exciting room contains and conveniently stores multiple pieces of equipment. The adjacent bathroom lets the children play noisily on the top floor for hours without intruding on lower levels.

The large Velux skylight provides ample natural day light and opposite is a character dormer window. Recessed downlights keep the ceiling clear which helps to maintain an uncluttered feeling to the room.

The knee wall storage closet is fitted with a solid wood door to match the natural hardwood floor. The solid oak flooring is used elsewhere in the house and is laid on a noise insulation pad. The floor is durable and easy to keep ideal for a child's play room or bedroom.

Moreover, when children grow too old for the playroom to be used as such, it can be easily converted for a different function, such as an office, extra bedroom or living space.

Loft Office

The bedroom / loft office is almost identical to the play room and has ample power sockets, lights and heating to be comfortably used as either an office or bedroom.

Project Cost and Time Span

From providing the quote to gaining planning approval required twelve weeks, from the onset of building work to completed redevelopment required a further 18 weeks during which time we structurally altered or added a total of eight rooms. A guide price for the entire refurbishment is £120,000
